Onsite consultation with builder to discus your ideas and determine if your project is viable.
After your onsite visit, ROH Building will prepare a concept Building agreement contract, this will be emailed to you for signing and returned to us.
A boundary and contour survey will be carried out on your block of land. This will determine exactly where your property starts and ends. Concept plans are drawn up by our Building Designer and the concepts put your renovation or extension ideas onto paper, giving the clients and builder a glimpse of what their future renovation is going to offer. Once concept plans are drawn, and finalised, a written building cost estimate can be proposed to determine if the current design meets you budget.
This concludes the concept agreement contract, now that we know we have designs that suit your budget and your project is achievable.
A Preliminary Building Agreement contract is prepared for signing.
Construction drawings are finalised. These drawings are the complete dimension, elevation, roof, section and detailed plans required to build the home. A soil test is carried out to identify the characteristics of your soil. This will aid the engineer in ensuring the correct planning and designing of structural works to support the proposed structure. Your renovation or extension work will require the expertise of an engineer. Structural engineering is crucial because it directly impacts the safety and durability of the building. The engineers choose appropriate building materials, inspect the construction work, and insure the structural soundness of the building.
An energy efficiency report is carried out to ensure the location, plans, direction and products being used meet the Queensland building standards.

Building approvals that are required are obtained from the local council. This will enable you to commence construction. A Private certifier is engaged, who is a building professional who is responsible for inspecting and approving the building work to ensure it is in accordance with the approved building plans and state legislative requirements.
